We offer either a full management or a find only service.

FIND ONLY

• Meet you at your property and discuss your requirements
• Advise about the current rental market
• Agree upon a marketing strategy
• Advertise and accompany viewings at the property
• Fully credit check the prospective tenants
• Arrange time and day for signing of Tenancy Agreement
• Collect first month’s rent and 6 week deposit.
• Pass over to you the deposit taken (subject to legislation)
• Inform the utilities and local authority of tenant’s responsibilities for future bills
• Fee 10% +vat (this fee is calculated on a 12 month tenancy)

MANAGEMENT

• Meet you at your property and discuss your requirements
• Advise about the current rental market
• Agree upon a marketing strategy
• Advertise and accompany viewings on the property
• Fully credit check the prospective tenants
• Arrange time and day for signing of Tenancy Agreement
• Organise for an independent inventory to be undertaken and check-in should you require it (this is an extra cost)
• Collect first month’s rent and 6 week deposit
• Hold the deposit on your behalf in the appropriate Tenancy Deposit Scheme
• Inform the utilities and local authority of tenant’s responsibilities for future bills
• Collect monthly rent
• Deal with daily maintenance of property
• Organise your annual gas safety and electrical testing on your behalf
• Carry out quarterly inspections of the property
• Negotiate tenancy extensions
• Account to the landlord monthly
• Arrange Independent Check Out of the property at the tenants cost
• Negotiate dilapidation claims and return of deposit at the end of the tenancy

Fee 15% +vat (taken on a monthly basis)
