Company History

The company was formed in 1975 initially sharing premises with an antiques shop.

During those early years and humble beginnings, it became evident that there was a growing demand for more affordable family homes close to Blackheath and this lead to the opening of our Lee branch in Burnt Ash Road. The range of services was further broadened by the setting up of dedicated Commercial and Professional departments.

A third Residential Sales branch was opened in Greenwich town centre in 1988, later being moved to its present Greenwich High Road location opposite Royal Hill where the branch benefits from the improved public transport and development of the area.

To accommodate the expanding demand, the Blackheath Residential Sales branch moved to a higher profile location in the heart of Blackheath Village.

In the Millennium year the time was right to expand and a further residential branch was opened at the Blackheath Standard. The branch occupies prominent corner premises in a busy shopping location and effectively covers the area north of the heath including Westcombe Park, Charlton and as far as Shooters Hill.

Our commitment to provide a fully comprehensive service was further extended in 2002 to include a new residential Lettings and Property Management department at 39 Montpelier Vale in Blackheath Village, while our Residential Sales team moved into larger premises at 1 Montpelier Vale.

Our local network of residential branches are open 7 days a week (including most bank holidays) and provide a comprehensive coverage of Blackheath, Greenwich, Westcombe Park, Charlton, Shooters Hill, Lee, Eltham, Mottingham, Grove Park, Hither Green, Lewisham, Brockley and most of the adjoining areas.

Whilst embracing the advantages of modern technology we continue to believe in the essential ingredient of maintaining a high level of personal contact. This ensures that both seller and buyer are always kept well informed and receive helpful and constructive advice.

Moreover the commitment and loyalty of John Payne staff has always played an important and integral role in the success of the company. Most of our senior sales staff and management personnel have been engaged in estate agency for many years and can be relied upon for expert guidance and support. 

Over the years John Payne have represented a number of major house builders in the sale of new developments including Fairview Homes, Wimpy Homes, Crest Nicholson, Durkan New Homes, Portland Homes, Berkeley Homes and Laing Homes.


The extension to the Docklands Light Railway and Jubilee Line at North Greenwich has substantially improved accessibility to Canary Wharf and the City resulting in an increased demand for rental accommodation south of the Thames.

This expanding market presented an opportunity to launch a new Lettings and Property team. Initially based in a seperate office, these specialist highly trained staff are now based within each John Payne office and primarily handle the rental and full management of residential accommodation from studio apartments to larger family homes in and around the Blackheath, Greenwich, Charlton and Lee areas.

All accommodation is displayed on our web pages and weekly updated availability lists are distributed from all of our residential branches.
